Most Leander patio cover projects start with a builder's bare concrete slab behind a new house. Covering that slab takes a City of Leander permit, filed through its Development Hub, and the cover has to be framed for the stronger breezes that come across the higher ground on the city's north and west side.
Builder slabs in Crystal Falls, Travisso, Bryson, and Mason Hills are usually thin and sized for furniture, not for posts carrying a roof. We set new footings for the posts outside or through the slab rather than resting them on it. We also check that the slab slopes away from the house, because a cover sheds roof water right at its edge.
Many new Leander homes have two-story walls at the back, which gives plenty of height for a pitched tie-in. The catch is that the ledger often lands on a wall with stone or brick veneer, and flashing that connection correctly is the detail that keeps water out of the wall.
An open patio roof acts like a wing in a gust. Lots on hillsides and greenbelt edges catch more wind, so we size connections for uplift, with hardware tying rafters to beams and beams to posts. Freestanding covers on those lots get deeper footings drilled into the limestone.
Insulated panels and standing seam metal both handle wind well when fastened correctly. Standing seam runs $55 to $85 per square foot installed and fits the modern farmhouse look popular in newer Leander builds.
Crystal Falls, Travisso, Bryson, Mason Hills, and Summerlyn each review outdoor structures, and golf course lots can have extra setback limits. HOAs here tend to be busiest in spring, so a winter submittal moves faster.
If your home is in Leander's ETJ rather than the city, the city generally only permits signs and water or wastewater work, so a patio cover would not go through the city. The HOA still applies. A basic 12x20 aluminum cover typically runs $15,000 to $22,000.
New homes usually come with one light and maybe one outlet by the back door. That is not enough for a covered patio with two ceiling fans, recessed lights, and outlets for a TV or heater. We run new circuits from your panel and confirm there is capacity for them before we price the job.
Wiring is planned during design so it hides inside the roof or ceiling instead of running in exposed conduit. If you might add an outdoor kitchen later, we can stub out power and leave room for a gas line now, which saves opening up the finished ceiling down the road.
All Seasons started in Leander in 1984, when Peter Toomey founded the company here. Since then Leander has grown from a small town into a city of master-planned communities, most of them on rocky Hill Country ground and most with an HOA. We build decks, patio covers, pergolas, gazebos, screened porches and outdoor kitchens across Leander, and we handle the city permit and the HOA submission.
Permits, HOAs, soil and local building tips for Leander
"Dad started this company in Leander in 1984, and our shop is just up the road in Liberty Hill now. Most Leander homes are newer, so the question is usually how to attach to the house the right way. That means a flashed ledger bolted to the rim, not nailed to siding. Get that wrong and you've got water in the wall."

In Texas, an uncovered south- or west-facing patio is unusable 6 months of the year. It's simply too hot. A properly designed patio cover can reduce temperatures underneath by 20-30 degrees and cut your home cooling costs by blocking direct sun on windows and doors. It transforms dead space into living space.
A patio cover blocking afternoon sun on windows and doors can noticeably reduce your AC load. We have had customers report 15-20% drops in summer electric bills.
With proper design, your covered patio becomes a three-season room - or four seasons with added features. Rain, shine, or Texas heat, you'll use this space.
We coordinate gas lines, electrical, and plumbing during construction. Want a built-in grill, refrigerator, or pizza oven? We plan the infrastructure from day one.
Proper attachment requires structural engineering specific to your home. We handle the calculations, permits, and inspections - protecting your home and your investment.
