Custom Deck in Austin, TX

All Seasons Decks builds custom decks across Austin, from bungalows in Hyde Park to hillside homes west of MoPac. The thing that matters most here is the ground: Austin sits on two very different soils, and the footing plan for a Tarrytown lot would fail in East Austin. We design for your side of town, handle the City of Austin permit, and give you one fixed price in writing.

Two Soils, Two Footing Plans

West of MoPac, in Westlake, Barton Hills and much of Tarrytown, you often hit limestone within a foot or two of the surface. That is good bearing, but it means drilling rock for each pier instead of digging a hole. East and southeast Austin sit on expansive black clay that swells after a wet spring and shrinks and cracks in an August drought. There the footing has to reach below the zone that moves, or the deck will rise and drop with the seasons.

Central and north Austin is mixed, and plenty of lots change character from the front yard to the back fence. That is why we probe the actual spot where each pier goes before we finalize the framing plan.

Building Around Protected Trees

Austin protects large trees by ordinance, and many backyard decks in older neighborhoods want to wrap a big live oak or pecan. Footings dug inside a protected tree's root zone can trigger tree review and change the design. We lay out piers to stay clear of major roots, span over them where needed, and leave room around the trunk for growth. Planning this before the permit application keeps the review from stalling.

Older Homes, Raised Floors

A lot of central Austin houses sit on pier and beam foundations, so the back door is two or three feet off the ground. That height changes the job. A deck 30 inches or more above grade needs guards, the stairs need proper rise and run, and the ledger has to bolt to a sound rim joist, not to siding over rotten sill plate. We check the house side first. On slab homes in Mueller or Circle C the deck is usually lower and simpler, and the design work shifts to matching the architecture and the HOA's review standards.

What an Austin Deck Costs

Our installed pricing runs $15 to $25 per sq ft for pressure-treated pine, $30 to $45 for western red cedar, $35 to $55 for Trex or TimberTech composite, and $50 to $75 for ipe. A basic 12x16 deck runs $12,000 to $16,000. A 16x20 composite deck runs $20,000 to $28,000. Multi-level decks over 400 sq ft, common on sloped west Austin lots, run $35,000 to $55,000.

Austin's permit process is the most demanding in our service area, so we build review time into the schedule from the first meeting. The price we quote includes the permit work.

Material choice follows the site. Under a big shade tree in Hyde Park, where boards stay damp and collect leaves, composite or ipe beats pine. On a sunny east-side lot, pick a lighter composite color, since dark boards get too hot to walk on barefoot in August.

About Austin

We Know Austin Backyards

Austin is two different building sites depending on where you live. West of MoPac, many lots sit on limestone under a few inches of soil. East of I-35, expansive clay runs deep. Add the strictest permit process in the area and a tree ordinance that protects large trees, and planning matters more here than anywhere else we work. We build decks, covered patios, pergolas, gazebos, screened porches and outdoor kitchens across Austin.

Permits, HOAs, soil and local building tips for Austin

"Austin soil changes more across town than people expect. West of MoPac you're often on rock with a little dirt on top. East of I-35 it's deep clay that moves. Same deck design, completely different footings. And in the central neighborhoods, the big oak in the backyard usually decides where the deck goes before we do."

Why Custom Decks Matter Here

A well-built deck adds 70-80% of its cost back to your home value - one of the highest ROIs of any home improvement. But a poorly built deck becomes a liability: wood rot, unstable railings, even detachment from the house. In Texas, where we swing from 20 degrees to 105 degrees in a single year, proper engineering isn't optional.

Engineered for Texas Extremes

Our deck designs account for 100+ degree surface temperatures, freeze-thaw cycles, and the expansion/contraction that destroys poorly built decks. We've refined these details over 5,000 projects.

Written Workmanship Warranty

We back our workmanship for a full year and your materials carry manufacturer warranties up to 50 years. That's confidence earned from four decades of standing behind our work. Most contractors won't even put their warranty in writing.

We Handle Everything

Permits, HOA architectural review, utility locates, inspections - it's all included. You approve the design and we take it from there. No project management headaches for you.

Same Crew, Start to Finish

No subcontractors, no rotating workers. The experienced team that starts your deck finishes it. They take pride in their work because their name is on it.

Frequently Asked Questions

Plan on it. The City of Austin reviews deck permits through its Development Services Department, and it is the strictest permitting authority in Central Texas. Decks near protected trees can also need tree review. We prepare the drawings, submit them, answer reviewer comments, and schedule inspections as part of the quoted price.

Usually, yes. We place footings outside the tree's critical root zone where possible, span framing over roots rather than cutting them, and leave an open ring around the trunk so the tree can move and grow. If the tree is protected under Austin's ordinance, the design goes through tree review with the permit.

On a low deck over clay, composite is usually the better call. The boards do not rot where they sit close to damp ground, and they will not need sealing every 2 to 3 years like pine. The framing underneath is still treated lumber, so ventilation and footing depth matter either way.
